DSCR Loans
One of the ways we do that is with a debt service coverage loan. If there are rents provided for the property you’re looking for, we can take those rents. We use them towards your cashflow for the property.
We don’t technically even need to underwrite your personal tax returns or personal income.
We’ll do an appraisal. That appraiser will give us a market rent for that property. We use that income the appraiser provides to offset your principal and interest, any taxes or mortgage insurance.
If that rent covers that payment, then we’re good to go. We don’t technically even have to look at your personal cash flow.
Lower Down Payment
You can get into it for roughly 10% down. You DO NOT have to put 20% down!
It’s a nice way to become an investor. You don’t need to put a huge amount of money down on the front end. You don’t need to get all in your personal business.
True Investment
This is truly an investor type loan. It’s a really nice way to look at getting into the rental real estate market.
